Seaport Science Center
BioMed Realty Trust repurposed 140,000 sf of the 601 Congress Street building as the Seaport Science Center, providing spec labs for early to mid-stage biotech tenants. Distributed over four floors, the 35,000 sf footprint is designed to be subdivisible into 2, 3, or 4 biology and chemistry tenants. Structural reinforcement in the conversion of the office building to a lab-ready building was limited to the south half of the building footprint. As a turn-key development with no specific users, the layout maximizes flexibility while providing appropriate ratios of lab to lab support and specialty labs.
